Selling Process

1Market Appraisal

In most circumstances your property is normally your biggest asset; therefore when you decide to sell it you quite clearly wish to obtain the best price. With this in mind you rely on skilled professionals with local experience to guide you on the correct valuation. A professional agent will have a good range of comparable evidence of sold prices in your area and the local knowledge to back it up.

2Choosing Your Estate Agent

When choosing an estate agent it is not always the highest valuation or the lowest commission that will be in your best interests. If the valuation is too high your property may remain in the estate agency’s portfolio for a number of weeks without any interest. This can result in the property looking losing its appeal. A low commission can look very attractive when considering your overall budget but costs may inevitably be cut somewhere. However, it could become a costly decision if your property is not marketed effectively and presented professionally with high-quality images, floor plans and particulars. A major consideration should be where your property will advertised. A high-street presence and regular opening hours should certainly lend confidence to your choice of agent. A confident and responsible estate agency will be at your side all the way throughout the process providing you with the best advice gained over years of experience.

3Presenting Your Property

Clearly the advice here is to present your property looking at its best. The more attractive a property looks, the higher level of interest it will create. This is one important area that is under your control and where you can maximise your property’s potential.

4Marketing Your Property

By instructing Cadley Cauldwell Estate Agents Limited you will have received the best advice and guidance. We offer the most appropriate marketing tools available today to market your property in accordance with your specified circumstances and criteria. The range varies from simple, but effective and attractive, property photographs, floorplans and accurate descriptions. To market your property you will need to have in place a valid Energy Performance Certificate (EPC), we can arrange this via introduction to our chosen Domestic Energy Assessor. We will work together to define and decide the best way to bring your property to the market.

5Choosing & Instructing Your Solicitors

At this stage it will be important to have decided on the firm of solicitors to represent you. Having a good firm of solicitors on standby will certainly encourage purchasers to take you seriously. An experienced solicitor will be crucial to avoid unnecessary delays from the start. We can of course offer guidance when choosing a firm of solicitors from our past experiences in dealings with a number of firms.

6Viewings

As your trusted estate agents we believe that a viewing is the main opportunity to sell the benefits of your property and make it stand out from any others in the area. You, the vendor, clearly know your property best and we can offer guidance as to the most effective way of showing a prospective purchaser around; however should you wish us to conduct the viewing we are more than happy to do this on your behalf.

7Offers

Every offer which we receive will be passed to you verbally, then confirmed in writing and negotiated as per your instructions. We will offer the best advice possible in accordance to market conditions and our understanding of your purchaser’s position but, ultimately, you will have full control and the final decision.
