We will work together to define and decide the best way to bring your property to the market.

5Choosing & Instructing Your Solicitors

At this stage it will be important to have decided on the firm of solicitors to represent you. Having a good firm of solicitors on standby will certainly encourage purchasers to take you seriously. An experienced solicitor will be crucial to avoid unnecessary delays from the start. We can of course offer guidance when choosing a firm of solicitors from our past experiences in dealings with a number of firms.

6Viewings

As your trusted estate agents we believe that a viewing is the main opportunity to sell the benefits of your property and make it stand out from any others in the area. You, the vendor, clearly know your property best and we can offer guidance as to the most effective way of showing a prospective purchaser around; however should you wish us to conduct the viewing we are more than happy to do this on your behalf.

7Offers

Every offer which we receive will be passed to you verbally, then confirmed in writing and negotiated as per your instructions. We will offer the best advice possible in accordance to market conditions and our understanding of your purchaser’s position but, ultimately, you will have full control and the final decision.

8Exchange of Contracts

Contracts will be exchanged. This is a legally binding step. We agree the move-in date and together we will have achieved the initial goal.

9Completion

Fees

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
